With the proven performance of this resort, the developer is currently offering a Fixed Performance Program providing a 7% Return for 2 years (only pay for your Real Estate Taxes) including 2 weeks personal use per year (no blackout dates).

Rental Program

Unit owners have the option of placing their condo in the resort’s rental and management program and receiving two-thirds of any rental income. An estimated 300,000 renters visit the resort each year. Resort management provides Security; Reservations, Marketing, Check-In and Check-Out Services; Housekeeping and Maintenance; Financial Duties on behalf of unit owners; Collection and Distribution of Home Owners Association Expenses and Maintenance of Common Areas such as the Pools, Fitness Center and Grounds.


The LBVRV&S leadership team brings a combined 100 years of development and management experience to the resort property. The construction contractor is Welbro Building Corporation, a dominant force in the hotel/hospitality market with a portfolio of more than 35,000 rooms. The on-site rental management company is Sky Resort Management, an industry leader with more than 70 combined years of experience in hotel, resort and condominium hotel management.

purchase Options

In recent years, the management has seen rates and occupancy levels rise, with occupancy levels of above 80% for the past 7 years. Currently in 2017, the resorts occupancy level is tracking at 91%, one of the best in the industry in the world's most competitive location.

With regards to Real Estate options, for a limited time the Resort Developers are offering clients two options when you purchase a Condo-Hotel unit from the limited developer owned inventory at this award-winning Resort;

Seller Financing - Pay 30% down and enjoy 5% interest for 5 years (amortized for 30 years) and no points, no pre-payment penalty.

Lease Back - If you prefer a certain return, you may lease the condo back to the Developer and enjoy a 7% Return for 2 years (only pay for your Real Estate Taxes) in addition to the use of your condo for up to 2 weeks per year (no blackout dates).

As far as legal fees, when purchasing units by cash, associated closing costs will total approximately 3.5% of the purchase price, which will include all title fees, administrative and recording fees, as well as insurance on the unit for the initial year.
